Below, you’ll find essential property information, instructions for submitting maintenance requests, and links to the tenant portal for rent payments and access to your lease and contract information.

Emergency Instructions

  • FIRE: Extinguisher is under the kitchen sink. Exit via front door. Call 911.
  • WATER LEAK: Main hot and cold shutoff is behind a panel under the kitchen sink(Unit #1: Under the cabinet next to the fridge). The blue and red line coming up from the floor. Turn valve to STOP water flow. Main water line to the whole building is in unit #3.
  • GAS SMELL: The main shut off is in unit #3. (Units 1, 5, and 6 do not have any gas going to their apartmens). Leave the apartment immediately and call MUD: 402 554 7777.
EMERGENCY MAINTENANCE:

For non-emergency issues (dripping faucets, light bulbs, appliance issues), please submit a request. We will contact you with a timeline.

Rent & Utilities

Utilities are included in your rent. Policy Note: If utility usage exceeds 130% of the previous year's cost for the same month, the difference will be added to your next rent payment (this is only applied to units #1, 5 and 6 at the moment). Rent can also be paid through Venmo, PayPal or CashApp.

MAILBOX: Located in front of the house. Important: You must fill in the form provided with your first and last name to receive mail.

Exterior & Safety

  • LAWN CARE: Mowed every two weeks by management.
  • SNOW REMOVAL: Driveway will be plowed within 24h if snowfall exceeds 1 inch.
  • SAFETY DEVICES: Please test smoke/CO detectors monthly. If you hear a battery chirp, notify us immediately via the maintenance form.

Trash & Parking

  • TRASH DAY: WEDNESDAY Put the trash bins, that are by the side of the house, out Tuesday evening. Black = Weekly. Green = Biweekly. Full Schedule Here
  • PARKING: On Street parking at the moment.

For units that do not include an in-unit washer and dryer, we recommend these two local laundromats located just a few blocks away:

• Blackstone Laundromat (Map)
Located at 3814 Farnam St. This is a very convenient choice right in the heart of Blackstone, surrounded by cafes where you can wait while your laundry finishes.
• Leavenworth Laundromat (Map)
Located at 3115 Leavenworth St. A reliable, clean neighborhood spot known for having plenty of available machines.

• Wohlner’s Neighborhood Grocery: Located in Midtown Crossing. Excellent deli and local grocery feel.
• Baker’s (Saddle Creek): The nearest full-service supermarket for all your household needs.
